(12+10)^2 = 22^2 = (22-2)(22+2)+2^2=20*24+4=480+4=484

a^2=(a-b)(a+b)+b^2 (12+10)^2=(22-2)(22+2)+2^2 =20*24+4=480+4=484

it is in the form of (a+b)(a+b). so 12x12 + 10x10 + 2(12)(10). it is equal to 484.
