I spelt it 'Lily' but other than that top marks Yemsy! It's like the good old days ;)
I'm not good at this that I solve it this way, 40-4= 36, (since their gap is 4) 36/2= 18. (since they are only 2) so, their ages are 18+4 and 18. thus, lily is 22 since she is older than her brother. I'm too poor :) but it's a nice try for me.
12 + x + 8 + x = 40 x = 10 12 + 10 = 22 age of liliy
12+8=20, 20/2=10, 12+10=22, 8+10=18, 22+18=40, lily is 22
Let the age of Lily be x
So, age of Percy=x-4
or,
x+x-4=40
2x=44
x=22
